Introducing Multi-Family Developments on Odana and Normandy

As District 19 Alder I recently hosted neighborhood meetings for two different proposed multi-family projects. These virtual meetings were not well-attended. I thought some neighborhood residents who were unable to join us might be interested in the recordings of the presentations by the developers.
As many of you know, in an early stage of a potential development, the developer alerts the alder about the possibility of the project. For most projects, the alder invites nearby neighbors to a virtual meeting to learn about the plans from the developer and ask any questions or share any thoughts they may have. The plans are very preliminary. It's not uncommon for the developer to abandon the project before actually submitting an application for permits. It's very common for the developer to make changes to the preliminary plans.
If the developers do submit applications for building permits, there will be an opportunity for interested parties to obtain details when they come before the Plan Commission and to register to attend the virtual Plan Commission meetings.
Below are summary descriptions of the projects and links to the recordings of the meetings.
6702 Odana Road
This project at the corner of Odana Road and Grand Canyon Drive comes from a joint venture of Northpointe Development and Selassie Development. Northpointe has considerable experience in Madison. The project, tentatively called "Merchant Place Senior" would contain 60 living units in a four-story building for 55 and older tenants, with some affordable units. The property is next door to an approved Northpoint multi-family project at 6706 Odana Road - the White House Shoppes - with construction expected to begin in early 2025.
6425 Normandy Lane
This project at the corner of Normandy Lane and Potomac Lane comes from MSP Real Estate, another seasoned Madison developer. The project would provide 47 living units in a four-story building with some affordable units and with some commercial space on the first floor.
