Quarter 3 Update
Phase 1 Parking Structure & Grocery Alteration Work
Site demolition work has been completed and the new rammed aggregate piers have been installed. Work that is currently in progress includes excavation and installation of concrete foundations and footings. Steel beams have been installed in the grocery store space that will provide additional support for the existing roof framing for snow load. The storm laterals, water main connection, and sanitary main connections have been completed. A tower crane has been installed that will be used throughout the duration of construction for the floor decks. The new storefront assembly for the grocery store entrance will be installed by mid-July with occupancy approval by the end of July. Footings and foundation work is nearing completion. The next steps will be to pour the slab-on-grade concrete floor slabs. Then once the slab-on-grade work is completed then begin working on the formwork and post-tensioned concrete floor slabs for each of the vertical floor levels. Construction of the vertical floor levels will continue through November of this year. View the progress on time lapse images from the construction site camera.
Phase 2 Central Green Space Site Improvements
The site improvements work for Phase 2 are planned to go out for bidding later this year. Construction for the Phase 2 site improvements work will begin around June 2025 or after the parking structure is operational. The parking structure will need to be operational to provide parking for mall tenants and visitors while the central surface parking lot areas and the central green space site improvements are in construction.

Project Overview
Phase 1 Village on Park Parking Structure and Grocery Alterations Work
Design and construction, including site development, for Phase 1 Village on Park Parking Structure and Grocery Alteration Work located at 808 Hughes Place (Parking Structure) and 2328 South Park Street (Grocery Alteration Work).
Phase 1 is for the construction of the Parking Structure and Grocery Alteration Work along with limited site work adjacent to the new Parking Structure. The parking structure will have approximately 295 parking stalls above grade with approximately 6-levels. It will operate as a fully automated self-parking structure. The Grocery Alteration Work is for structural roof alteration work and a new storefront entrance door in the adjacent grocery store tenant.
Phase 2 Village on Park Central Green Space Site Improvements
Phase 2 will be for the future Central Green Space Site Improvements that will be a separate project (and separate bid) for construction in 2025 and is not included in the Phase 1 Parking Structure construction project. The Phase 2 improvements are currently planning for bidding at the end of year 2024 and to start construction as soon as the parking structure is operational in 2025.

October 31, 2022 Update: On June 8, 2022 the Madison Arts Commission (MAC) selected Michael Ford, also known as the “Hip Hop Architect”, to create the integrated public art component for a new parking structure planned for 2300 South Park Street. Michael Ford has since refined his designs and is seeking public input about his public art and design concepts by November 7 at noon. For more information about this public art component and a link to the survey, please click HERE.
January 11, 2023 Update: The project is currently in the construction document phase. Recent committee reviews include approval by the Urban Design Commission on December 14, 2022, and approval by the Plan Commission on January 9, 2023 as noted in the City Process Meetings section below. The Madison Arts Commission approved the public art component at their meeting on December 13, 2022.
