COVID-19 Updates

To keep the community and our employees safe, Building Inspection's service counters are open by appointment only. Building Inspections employees are continuing to support critical public services remotely. For general Building Inspection assistance, please email bldginspect@cityofmadison.com or call (608) 266-4551. Thank you for your understanding as we all work to keep Madison safe and healthy.

If you need to drop off a check or an application, we have a drop box located at the Doty Street door.

Minimum Housing Inspection Services (Rental Property Interior)

Inspection services for interior housing related concerns have been temporarily suspended for most housing issues. Concerns may still be logged with our office, and they will be reviewed and prioritized as they are received. Please use the online report a problem system to have your inquiry recorded and addressed.

Property Maintenance Inspection Services (Exterior of Properties)

Inspection services for property maintenance and other exterior related concerns are continuing on a limited basis. Inspectors will be responding to concerns regarding exteriors of properties where possible to do so without face to face interaction. Please use the online report a problem system to have your inquiry recorded and addressed.

Plan Review Services

Following Public Health Madison and Dane County’s Forward Dane Plan, Building Inspection is reviewing all projects. We’re experiencing minor delays with plan review services due to the volume of applications. Note that email submissions are quicker to review. Please submit electronically when possible.

Starting Monday, June 8, 2020, the Building Inspection Permit Counter will be open BY APPOINTMENT ONLY. Please review the Plan Review and Permit Counter Appointment site for scheduling information. We won’t be able to serve walk-ins. Staff will continue to provide all other Building Inspection services remotely.

 

Making A Submission

1. Refer to the appropriate submission check sheet to determine the specific information requirements for your project type.

After Submittal

  1. Plan review staff will check applications for completeness.
    • We’ll be checking applications within 5 business days. Only ask about the status of your application if you haven’t heard from us within 5 business days.  
    • We’ll notify you by email if we’ve accepted your plan for review or rejected it as incomplete.
  2. If we reject your application, you must submit a new application to get another review.
  3. Accepted applications will move into the queue for a full review.
    • Staff will be reviewing applications within 15 business days of acceptance. Only ask about the status of your application if you haven’t heard from us within 15 business days of acceptance.
  4. After the review, we’ll email you whether we’ve approved your plans or if you need to make changes to your application.
    • If you need to make changes, you’ll submit that information to your plan reviewer. You won’t need to restart the plan submission process.

After Approval

  1. We'll email you the fee amount and instructions for sending a payment.
  2. Once we receive your payment, we'll issue your permit by email.
Construction Inspection Services

 

Unoccupied New Construction

Inspections will proceed as requested by contractors. Inspectors will provide 10 minutes advance notice of arrival to the site so areas to be inspected may be cleared of workers. Up to two site managers may accompany the inspector for the inspection if desired. All individuals on site must remain a minimum of ten feet from the inspector at all times. Failure to clear the area needing inspection or maintain adequate distance from the inspector will result in a failed inspection and the inspector leaving the site immediately.

Occupied Properties

Inspection requests for occupied properties will be reviewed on a case by case basis. Where appropriate inspections will be scheduled and completed, priority will be given to projects that impact the immediate usability of currently occupied spaces. Inspectors will provide 10 minutes advance notice of arrival to the property so the area needing inspection can be cleared. One individual may accompany the inspector for the inspection if desired. Children, individuals not accompanying the inspector, and pets shall remain in a fully separated space away from the inspector for the duration of the inspection. Failure to clear the area under construction or maintain adequate distance from the inspector will result in a failed inspection and the inspector leaving the site immediately.

 

Note: Items including but not limited to furnaces, air conditioners, water heaters, and other similar facilities won't be inspected until normal operations resume. Photos aren't accepted in lieu of inspection.

Weights and Measures

Inspection services for new Weights and Measures has been suspended until normal operations resume. Concerns regarding Weights and Measures related items may be directed to staff at (608) 246-4515 or (608) 243-0585

Zoning

The Building Inspection main office has been temporarily closed to the public. Zoning review services are continuing with minor delays as staff adjust to remote working operations. For customers that have plans already submitted, they will be notified of the status of their review when completed by staff.

For individuals wishing to submit plans to zoning for review and approval please take the following actions.

  1. Submit completed plans electronically to zoning@cityofmadison.com
    1. Plans must be in .pdf format to scale for 8.5 X 11 or 11 X 17" paper.
      1. Large format plans exceeding 11x17" must be mailed to our office to be considered for review.
